REQUEST FOR PROPOSALS - REDEVELOPMENT OF VILLAGE OWNED PROPERTY AT 11243 MAIN STREET

The Village of Roscoe, is announcing an opportunity to transform a 2.57-acre property owned by the Village, located at 11243 Main Street, into a signature mixed-use development for our emerging Main Street District. This site represents a key opportunity to implement the community's vision outlined in our Main Street District Blueprint. The property is positioned to become a vibrant, walkable development that enhances Roscoe's growing reputation as a destination community. The Village's vision is to create a dynamic environment that maximizes commercial potential, enhances public spaces, and fosters community engagement. This development will complement nearby amenities and catalyze further district growth.

The Village of Roscoe, with over 10,000 residents and strong household incomes, is experiencing steady growth. This project is central to our community development efforts and is supported by market analysis and community backing. We seek a partner who can create enduring value for residents and visitors.

The redevelopment of this property is a key component in the broader revitalization strategy for Roscoe's Main Street District, complemented by:

• A new public plaza and park at Main Street and Hodges Run (construction beginning 2025)
• A pop-up retail program launching in 2025-2026 to activate vacant spaces
• Streetscape and public realm improvements enhancing connectivity
• Coordination through the Main Street District Alliance
