Report a broken linkThe town's subdivision regulations include a section on solar access requiring applicants to demonstrate that passive solar energy techniques have been considered for each lot (Sec. 382-30). Techniques to be considered include building orientation, street and lot layout, location and height of vegetation, topographic features, and protection of solar access for each lot. Applicants must provide a narrative describing the consideration given and the actual use of passive solar and other techniques (Sec. 382-13.M.10). In application review, applicants may be required to submit additional evidence showing compliance with criteria, including consideration of passive solar energy techniques for each lot (Sec. 382-14.B.3.f) The subdivision regulations also address street trees and solar, requiring street tree placement that avoids shading the most southerly sides of proposed dwelling locations to facilitate the use of solar energy systems, with tree species considered according to their compatibility with solar access objectives (Sec. 382-23.O). The zoning code's height restrictions note that solar-related and other equipment is limited to 25% of roof area and 14' in height above the roof surface (Sec. 383-22.A.3).
