Report a broken linkThe city's zoning code includes a chapter on Solar Access Requirements (Chap. 17.48). It includes a lengthy definitions section (Sec. 17.48.030). It requires that at least 80% of lots in new single-family and duplex residential developments comply with solar access design options that include solar lot orientation, designated protected building lines, or building orientation with solar access protection; exemptions and adjustment options are defined and explained (Sec. 17.48.040). The ordinance also establishes a solar balance point requirement: for single-family and duplex residential structures, building permit applications require a solar site plan showing compliance with shade point height standards; exemptions and adjustments are explained, along with yard setback adjustment criteria (Sec. 17.48.050). Graphics illustrate various aspects of these standards. The code notes that the director has the authority to approve solar access applications for new subdivisions and for other properties (Sec. 17.24.090.1.i, 3.a). In the code's subdivision regulations sections, land division standards require that for flag lots, orientation for future buildings must comply with solar access requirements (Sec. 17.140.055.3.f).
