Hazard Mitigation

The town’s zoning code includes Hazard Regulations designed to reduce flood, geological, and wildfire hazard risks (§12-21). It directs the town manager to prepare master hazard plans that identify hazard areas, and it prohibits new development in the highest hazard areas and limits development in other hazard zones of influence.

Scenic View Protection

The town’s zoning code protects scenic mountain vistas using view corridors that preserve scenic qualities. View corridors are described by view point and graphically represented by photographs taken at a common eye level (§12-22-4). Additionally, it describes the amendment process, encroachment review for proposed structures, and actions for nonconforming structures (§12-22-5 et seq.).

Solar Energy

The town code defines solar energy device as a solar collector or similar device which collects sunlight and converts the sun's radiant energy into thermal, chemical, mechanical, or electrical energy (Sec. 14-2-1). The town code regulates solar energy devices in order to encourage installation of devices that are architecturally compatible and well-integrated. Regulations cover solar orientation, screening, height and system color (Sec. 14-10-5.H). Ground-mounted devices are permitted with approval by design review board, subject to specific requirements (Sec. 14-10-5.H.13). The town code also strongly encourages appropriate fenestration through the use of passive and active solar energy systems (Sec. 14-10-5.J).
