An article addressing energy conservation encourages applicants to design subdivisions and streets to maximize solar orientation (Sec. 220-57). The code offers design standards such as orienting buildings with the longest wall within 30 degrees of true south, providing unobstructed access to direct sunlight, preventing trees and shrubs from blocking solar access, and designing streets for maximum solar gain (Sec. 220-58). The Planning Board may require solar easements or deed restrictions to protect solar access (Sec. 220-59).
In the zoning code, an article on solar energy systems allows them as accessory uses to provide power for on-site use; a building and zoning permit is required (Sec. 285-304, Sec. 285-307). The article provides definitions and standards for rooftop installations and ground-mounted systems; the latter require a minimum lot size of 3 acres (Sec. 285-306). Additional standards address utility connections and construction. Installation of a solar energy system does not confer solar access rights (Sec. 285-306.G.4).
