Grayfields Reuse and Redevelopment
The county's land development code contains a Commercial Retrofit ordinance encouraging the redevelopment of large grayfield sites into pedestrian friendly areas. It allows infill and mixed-use projects that would otherwise be prohibited, and the allowed FAR can be increased to 50% over that of the underlying district. The first floor of any new building must devote at least 50% of its net floor area to retail. The ordinance provides standards for ground floor design, enclosure ratio, windows and entryways, mechanical uses, and fenestration (§5.10.00).
Solar Energy
The county's land development code permits primary use solar energy systems as a conditional use in multiple nonresidential zoning districts (Sec. 2.02.02), subject to specific development standards (Sec. 6.11.125).
Specific standards address screening (Sec. 6.11.125.F), placement of power lines and interconnections (Sec. 6.11.125.G), and abandonment (Sec. 6.11.125.I).
