Green Stormwater Infrastructure

The city’s development code provides density bonuses for the use of low-impact development (LID) tactics. It provides additional dwelling units per acre for both low and medium density residential districts (§2.2.010.C) and density bonuses for mixed-use developments (§2.2.110). The development code also allows 50% of required common open space for multiple family housing to be satisfied with green roofs or “rooftop gardens” (§2.2.120.H.3.f).

Solar Energy

The city's development code includes household renewable energy facilities, including solar photovoltaic cells, within the list of examples of accessory uses for household living (Sec. 1.3.110.B). The code includes non-accessory solar power generation facilities as an example of the basic utilities use category (Sec. 1.3.400.C). The code includes a section on low-impact development incentives for residential development, the intent of which includes promoting the development and use of small-scale renewable energy (Sec. 2.2.900.A.7). Residential density bonuses are available in exchange for achieving certain numbers of density bonus points; two points may be earned by providing solar access easements for at least 50% of all lots in a development (Sec. 2.2.900.F.3.h), and up to three points may be earned by projects that generate a certain percentage of the development's annual energy cost through renewable energy installations (Sec. 2.2.900.F.3.i). In commercial districts, standards for mechanical equipment allow small-scale renewable energy equipment subject to site design review (Sec. 2.3.080.K).
