Form-Based ZOning

The city’s zoning code includes a mapped mandatory form-based code (Article XIX). It includes nine sub-zones and two sub-zones all with different permissible land uses, form standards, building frontage types, façade design standards, parking standards, and landscaping standards.

Grayfields Reuse and Redevelopment

The city's zoning code provides several incentives for adaptive reuse projects. These projects which are those for buildings constructed to the building code prior to 1974 and which will meet certain design standards. Incentives include allowing existing height and setback nonconformities to remain as legal nonconforming and allowing the project to exceed density limits (§41-1652).

Transit-Oriented Development

The city’s zoning code includes a mapped, form-based code for a commuter rail station area (§41-2000 et seq.). The Transit Zoning Code includes a regulating plan, use standards, urban standards by zone, architectural standards, sign standards, subdivision guidelines, street network concepts, and definitions.
