This subarea plan from Plymouth presentation articulates four different redevelopment scenarios for a dead mall site. Scenario one involves conversion to an 89, 000 foot, single-occupant retail outlet, retention ponds, and a park and ride station. Scenario two is a mixed-use proposal with 12,500 square feet of retail space, 24,000 square feet of mixed-use (office and retail) space, and 155 senior housing units, plus stormwater retention ponds and the park and ride station. Scenario three is a mixed-use proposal with 41,200 square feet of retail space, 30,000 square feet of medical office space, and 75 senior housing units, plus stormwater retention and the park and ride station. Scenario four is a commercial proposal with 36,000 square feet of retail, 25,000 square feet of medical office space, 45,500 square feet of mixed-use (office and retail) space, plus retention ponds and the park and ride station. The presentation includes design principles, market analysis results, transportation circulation diagrams, and next steps. Scenario-specific architectural elevation diagrams can be found on a supplementary document.
