Age-Friendly Communities
The town’s zoning code incentivizes universal design and accessibility standards (§89, Art IX). §89-99(B) states that this incentive is designed to support a growing population of older adults. Applicants who include an accessible entryway and internal route of travel, a first-floor bedroom, and convenient bathroom and kitchen facilities are eligible for a reduced permit fee and expedited review.
Form-Based Zoning
The town’s code includes a mapped, form-based transit-oriented development (TOD) district for a commuter rail station area (§213-491 et seq.). The regulating plan for this district and five transect zones with different permissible form standards and land uses and ten street types with different build-to lines and streetscaping requirements. It includes five transect zones to determine scales of the urban form and intensity of uses throughout the TOD district.
Green Building
The town’s municipal code requires certain new developments to prescribe to the Leadership in Energy and Environmental Design-New Development (LEED-ND) certification system. Projects that require this certification include all new commercial, office, industrial, and multiple residence or senior multiple residence buildings with equal to or greater than 4,000 square feet (§89.85). The town’s green building policy requires projects to submit an LEED-ND checklist and a refundable fee based off the square footage of the building (§89.86).
Transit-Oriented Development
The town’s zoning code includes a mapped, form-based transit-oriented development (TOD) district for a commuter rail station area (§213-491 et seq.). The vision for the Wyandanch and Straight Path Corridor Form-Based Code is a pedestrian-friendly mixed use town center with gradually decreasing intensity along an arterial corridor.
