Housing Supply Planning  |  Inclusionary Housing

The city-county's unified development ordinance offers incentives for voluntary provision of affordable housing (§6.6). It defines affordable housing dwelling units as those made affordable to households at or below 60 percent of AMI for 30 years. Provisions apply to projects of at least 15 units in size.

The code offers a higher maximum density allowance for Compact Neighborhood tiers (75 units/acre versus 9 to 60 units/acre depending on the district) and one additional dwelling unit per affordable housing unit in the Suburban and Urban tiers of development, as well as height bonuses and some flexibility in development standards. Affordable units must be dispersed among the market rate units within the development and not be distinguishable from other units.
