Biophilic Planning|Environmentally Sensitive Areas
This city’s code of ordinances contributes to biophilic design elements by protecting the viewshed of the surrounding areas. This code uses the Hillside Area Overlay (§7.3.504) that will require new development to be compatible with the existing natural environment.
Short-Term Residential Rentals
The city’s planning, development, and building code addresses the regulation of short-term residential rentals through a 2019 ordinance. The code defines short-term rental unit (§7.2.201) and establishes this as a permitted accessory use in all residential zone districts (§7.3.105.Q) and where residential uses are allowed in nonresidential districts (§7.3.205.Q.5) subject to compliance with short-term rental unit permit requirements.
Short-term rental unit permits require an administrative review by the community development department (§7.5.105). The code provides information on permit application requirements (§7.5.1703); permit review criteria address maximum number of units per property, sales tax license, trash collection, liability insurance, and general compliance with all city codes (§7.5.1704). Rules and regulations address noise and other nuisances, parking, events, permit number displays, and 1-hour complaint response requirement (§7.5.1706). The code also explains the process for permit suspensions or revocations (§7.5.1707).
